Maintenance & Repairs. Through our software, our team opens Work Orders, requests our handymen or external vendors to produce alternative estimates to complete the repair. We present the Board with options and we don’t spend a dollar without the Board’s previous approval. Our system also keeps track of start and completion dates and builds an important historical record for the Association.
Deed Restriction & Violation Letters. Coordination with the Association Monitor for the identification of violations (see Deed Restrictions as a separate Service offered by Manager Firm). Our team utilizes notes and pictures to write the Letters of Violations to corresponding Members for correction, including time frame, if applicable.
Monthly visits to the property to visually inspect the condition of the common areas and individual properties.
Disclosure notifications to the Board as required by law and governing documents.
Active communication with the Board, provision and research of issues of Association rules/procedures for the State. Additional fees might apply to the modification of CC&Rs and Deed Restrictions requested.
